Job Responsibilities:
- Maintain and troubleshoot all types of AC systems.
- Perform preventive and corrective maintenance tasks for AC systems and controls following safety guidelines and quality standards.
- Monitor the running conditions of AC equipment, including temperature and pressure, to meet maintenance requirements.
- Test and verify alarm status of AC equipment during routine inspections.
- Review technical drawings and data to ensure the proper completion and acceptance of new buildings.
- Interface with contractors to resolve site issues and concerns.
- Maintain and update the history book for AC spares, equipment, and parts.
- Implement maintenance schedules for all AC systems, equipment, machinery, and parts.
- Keep records up to date, including plant history, time cards, inventory, and other relevant documents.
- Perform regular preventive and corrective maintenance on mechanical systems like chilled water systems, fire pump systems, smoke management systems, and elevators.
- Report mechanical breakdowns or issues to superiors.
- Coordinate with BMS personnel to identify and address maintenance needs.
- Update and maintain the mechanical inventory database for effective monitoring and control.
- Ensure stock of essential spare parts to quickly restore equipment and machinery.
- Maintain high housekeeping standards in work areas.
- Support junior staff with daily tasks.
- Follow safety and security guidelines at all times.
- Perform additional related tasks as needed.
Job Requirements:
- Experience with Air package units, chiller scanners, split, and centralized A/C systems.
- Knowledge of mechanical systems such as compressors, evaporators, condensers, and expansion valves.
- Ability to diagnose mechanical issues, fix leaks, and perform breezing of lines.
- Understanding of electrical systems, including wiring, relays, contactors, and time delays.
- Knowledge of ducting systems is preferred.
- Qualifications: Diploma or equivalent in Refrigeration & Air Conditioning or Mechanical Engineering.
- Experience: 2 to 10 years in a similar role.
